Sanded to bare wood
Three passes, coarse to fine, with the sanders running into a sealed vacuum. The edges and closets a drum sander cannot reach are done by hand — that is the slow part, and it is where a cheap job shows.

Boards fixed before color
Loose planks screwed off, popped nails set, and bad boards swapped out while the floor is still open and there is time to blend them in.

Color sampled on your floor
Three or four candidates go down on your own boards, in your own light. A chip in a showroom lies about how red oak takes stain.

Two or three coats of finish
Water-based where you want the wood to stay the color it is now. Oil-based where you want the amber an older Tulsa floor was built around.

A cure schedule in writing
When to walk on it, when the furniture comes back, and when the rugs can go down. Walking early is what ruins a finish that was fine.

The process
Four stages
What happens in your house
- 01
Clear and seal
Furniture out, vents taped, shoe molding pulled so the sander can reach the wall. Doorways get zipped off from the rest of the house.

Sand
Coarse grit takes the old finish off; two finer passes take out the scratches left by the pass before. Edges, closets, and stair treads by hand.
- 03
Color
Samples go down and you pick in your own light. Then the stain is applied and wiped back by hand, one room at a time.
- 04
Coat and cure
Two or three coats, buffed between. You get the dates for walking, furniture, and rugs before the last machine leaves.

Before you book
The four we get asked on every refinishing estimate. Anything else, ask on the estimate — that is what it is for.
How many times can a floor be sanded?
A solid three-quarter-inch floor carries about three-sixteenths of an inch of wood above the tongue, which is four to six full sandings across its life. Most Tulsa houses from the fifties have used one or two of those. Engineered floors depend on the wear layer, and we measure it before quoting anything.
Water-based or oil-based finish?
Water-based dries clear and hard, cures in days instead of weeks, and smells like almost nothing — pick it when you want the wood to stay the color it is now. Oil-based ambers the wood and keeps ambering, which is what people mean when they say a floor looks warm. Red oak under an oil finish is the look most older Tulsa homes were built around.
Will pet stains sand out?
Light rings come out. The black ones are urine that reached the wood, and that goes deeper than the sander can safely take the floor. Those boards get replaced before we sand, which costs less than people expect and is the only thing that actually works.
When can furniture come back?
Socks on the floor after about a day with a water-based finish. Furniture at four or five days. Rugs stay off for two to three weeks — a finish that is dry is not yet cured, and a rug on an uncured floor leaves its outline behind.
